LONE TREE RESIDENTIAL CONCEPT & DESIGN

3Pikas was hired by the Teslin Tlingit Council and the Government of Yukon to prepare a country residential concept and plan along Teslin Lake. The concept plan is oriented towards the lake and respects the existing views of the lake and the mountains beyond.

The primary access to both concepts is from the Alaska Highway down onto the Old Alaska Highway Right-of-Way. A green space provides a buffer along the lake, connections to adjacent areas, and a transition to surrounding land use. Both concepts respond to the site's natural character by protecting steep slopes and depressions. Driveways are aligned to conform to the topography. Building on steep slopes within the property is not permitted, and building setbacks are used in a flexible manner to protect slopes and natural features. This project also involved overseeing the geotechnical investigation, the heritage resource impact assessment, preparing zoning bylaws and development regulation, and submitting the project to YESAB.
