WHISTLE BEND SOUTH MASTER PLAN

The Government of Yukon (YG) Community Services, Land Development (CS Land Development) hired 3Pikas to prepare a master plan for the future Whistle Bend South neighbourhood. The site is approximately 12.2-hectare located in a vacant forested area immediately south of Whistle Bend Way near Mountain View Drive. The site is zoned Greenbelt to the west and Environmental Protection to the east. The Whistle Bend South Master Plan project is supported by several technical studies, including pre-grading management plan, traffic management plan, noise and air studies, and geotechnical studies. The site sits on a gravel deposit, which has been defined as a suitable gravel resource. A key opportunity with this development is providing a sustainable and cost-effective source of granular material for development.Once pre-grading is completed, the area will be rezoned and developed into a residential neighbourhood. Using a medium and high-density housing land use scenario, greenspace, and roads, we determined that the area’s development potential is approximately 85 units, or 196 individuals.
